The Most Beloved Land
Makkah is where the Prophet Muhammad (ﷺ) was born and where the revelation of the Qur’an began. Five times a day Muslims everywhere turn towards the Kaaba in al-Masjid al-Haram to pray. Every Muslim who is able performs the Hajj here at least once, and Umrah can be performed throughout the year. A prayer in al-Masjid al-Haram is worth 100,000 prayers elsewhere.
For many of our clients the reason to own here is simple: to be close to the Haram for Ramadan, for Umrah and for family. Others are buying for rental income from a visitor base that Saudi Arabia plans to grow sharply by 2030.
What you can buy
Ownership in Makkah is limited to Muslims and to the zones designated by the Council of Ministers. Published zone lists include the towers around the Haram such as Abraj Al-Bait and Jabal Omar, and newer destinations such as Masar, Thakher Makkah and King Salman Gate. The type of right on offer, whether full ownership or a long-term usufruct, varies by zone and project.

Two decades around the Haram
Alpha1Estates presented Abraj Al-Bait and Zamzam Tower to international buyers in 2005, launched Emaar Residences at the Royal Clock Tower with Hamptons International, and worked on the turnaround of Zamzam Tower Pullman.
Check that the property sits inside a designated zone on the official Saudi Properties map, what type of right you will receive and for how long, and whether an off-plan project is licensed for sale. We check all of this for our clients.
