Ihsan al-Haramain Consulting Programme

Your adviser in the Holy Cities

We act as your buyer’s advocate to buy, sell, lease or invest in Makkah, Madinah, Jeddah and KAEC, for individuals, companies and institutions.

Services

Four ways we work for you

Launched in 2007, Ihsan al-Haramain was the first buyer’s advocate programme for real estate in the Holy Cities. Clients choose the service they need; many use more than one over time.

Buying

Buy a home or investment

We find the property that fits your purpose, whether a family home, a place to stay for Umrah and Ramadan, or an income-producing investment. That includes access to projects and listings before they reach the open market.

Selling

Sell at the best price

For owners, we plan the sale and market it to a buyer network built over two decades, then manage the process through to transfer.

Leasing

Lease to the right tenant

We advise landlords and tenants on terms and pricing, and handle leasing with professional management and the relevant government entities.

Management

Sakinah property management

Sakinah means tranquillity in Arabic. The service covers tenant screening, leases, maintenance and rent collection, so your home is looked after while you are away.

Why use an adviser

Why hire a buyer’s advocate for Makkah and Madinah

Saudi Arabia is a new market for foreign buyers. It is costly to enter and unforgiving of mistakes, and like any new market it attracts people who hope buyers will not check. Caveat emptor applies.

  • Independent representation. Your priorities come first. We are not paid by the seller.
  • Access. Two decades of relationships with developers, owners and agents, some of them exclusive.
  • Negotiation. Professional negotiation on price and terms.
  • Time. We do the legwork on the ground while you stay at home.
  • Risk. Protection against fraud, non-compliance and missed due diligence.
  • Senior access. Working relationships with government and the private sector.
  • Cultural and religious sensitivity. We understand why you want to be there.

Fees

Clear terms, agreed in writing

Our fees and scope are set out in a Client Advisory Agreement before any advisory work begins. We will explain the structure when we respond to your brief, and you are free to take independent advice on the agreement before you sign.

Any commercial relationship we have with a developer or agent that touches your transaction is disclosed to you in writing.

Your client brief

What we will ask you

  • Objectives: your primary goal (residence, investment or strategic), time horizon, budget range and financing position.
  • Property preferences: locations, property type, size and key features.
  • Investment criteria: target yield, capital growth expectations and risk profile.
