Twenty years dedicated to the Holy Cities
Alpha1Estates is a London-based real estate advisory, investment and development firm. Ihsan al-Haramain is its buyer’s advocate programme for Makkah, Madinah, Jeddah and KAEC.
Our story
First to market, twenty years early
On 26 December 2005 Alpha1Estates made its international television debut: a 90-minute prime-time programme on the UK’s Islam Channel that presented Abraj Al-Bait (the Makkah Royal Clock Tower complex), Zamzam Tower, Taiba Eastern Tower in Madinah and the King Abdulaziz Endowment to a global audience for the first time.
The company launched formally on 1 January 2006, becoming the first in the world to market property in Makkah and Madinah internationally. A year later, on 1 January 2007, it launched Ihsan al-Haramain, the first advisory programme for buying real estate in the Holy Cities.
From 2012 Alpha1Estates recommended the regulatory, business and finance reforms needed to let the sector mature, in particular to let non-Saudi Muslims own property in the Holy Cities. On 1 January 2026, the company’s twentieth anniversary, Saudi Arabia confirmed that the market would open, and the law took effect on 22 January 2026.

Participation in the inaugural Noor Conference in 2008, and an annual real estate index for Makkah and Madinah published every January since 2013.
