Ihsan al-Haramain Consulting Programme
We act as your buyer’s advocate to buy, sell, lease or invest in Makkah, Madinah, Jeddah and KAEC, for individuals, companies and institutions.
Services
Launched in 2007, Ihsan al-Haramain was the first buyer’s advocate programme for real estate in the Holy Cities. Clients choose the service they need; many use more than one over time.
We find the property that fits your purpose, whether a family home, a place to stay for Umrah and Ramadan, or an income-producing investment. That includes access to projects and listings before they reach the open market.
For owners, we plan the sale and market it to a buyer network built over two decades, then manage the process through to transfer.
We advise landlords and tenants on terms and pricing, and handle leasing with professional management and the relevant government entities.
Sakinah means tranquillity in Arabic. The service covers tenant screening, leases, maintenance and rent collection, so your home is looked after while you are away.
Scope of services
From your objectives to your risk appetite and return expectations.
From properties on the market to pre-listings and private inventory.
From analysis of the property and the developer to identifying risks: zone status, title, licensing and contract terms.
From price negotiation to representing you with the other side.
Oversight of every step through to completion and registration of your rights.
From relocation support to leasing, management and portfolio advice.
Why use an adviser
Saudi Arabia is a new market for foreign buyers. It is costly to enter and unforgiving of mistakes, and like any new market it attracts people who hope buyers will not check. Caveat emptor applies.
Fees
Our fees and scope are set out in a Client Advisory Agreement before any advisory work begins. We will explain the structure when we respond to your brief, and you are free to take independent advice on the agreement before you sign.
Any commercial relationship we have with a developer or agent that touches your transaction is disclosed to you in writing.
